Hufvudstaden has signed a long-term lease agreement with Nordea, which will move into approximately 5,300 square metres of office space at Kvarteret Johanna. The move, scheduled for autumn 2026, also includes a street-level customer area of around 400 square metres.
Kvarteret Johanna, located in central Gothenburg, is currently undergoing extensive renovation and new construction, with the project nearing completion. Interest in the site is strong, and Nordea now joins other prestigious companies such as Accenture, Censor and Vinge law firm.
“We are clearly seeing a trend where more companies are seeking city-centre locations. The central location, proximity to public transport, services, and restaurants creates an attractive and inspiring work environment for employees. We are delighted that Nordea has chosen Kvarteret Johanna for its new Gothenburg office,” says Fredrik Ottosson, Director Business Area Gothenburg at Hufvudstaden.
Nordea’s offices will span multiple floors and are designed to meet future demands for flexibility, sustainability, and modern technology. At street level, a representative customer area will further enhance the vibrancy of the neighbourhood.
Kvarteret Johanna offers more than just office spaces. Tenants will benefit from extensive services, including a rooftop restaurant with city views, a Nordic Wellness gym, and Hufvudstaden’s own coworking concept Cecil – featuring offices, shared workspaces, and a large conference facility.

About Kvarteret Johanna
Kvarteret Johanna is located in one of Gothenburg’s most central areas, next to historic canals, a stone’s throw from Brunnsparken and Central Station, adjacent to the Nordiska Kompaniet department store. The development is one of the largest projects underway in Gothenburg’s inner city and will significantly contribute to the ongoing development of Fredstan. The renovation and new construction provide a total of approximately 32,000 square metres for offices, shops, restaurants, and more, expected to be ready for occupancy in 2026. Externally, the block retains its varied facades, while internally all buildings will be interconnected, creating substantial flexibility to customize office sizes to tenant needs. Companies can choose offices ranging from 150 to 4,300 square metres on the same floor.
Hufvudstaden named the property Johanna in tribute to two Gothenburg institutions – the Johanna statue in Brunnsparken and the legendary Johanna restaurant previously located at the site on "Brända tomten". The quarter is situated in the Fredstan area in central Gothenburg.
The site will feature three service concepts that greatly enhance value for office tenants. Stureplansgruppen will open a rooftop restaurant on Södra Hamngatan, and Nordic Wellness will launch a gym at street level on Drottninggatan. Hufvudstaden’s own coworking concept Cecil will also be established here, offering private offices, shared desks, and an extensive conference area where both members and external guests can book meeting rooms and conference facilities.
