Energy efficiency

Energy efficiency is a key factor in reducing our climate impact. We are continuously working to reduce the energy consumption in our properties – through both technical solutions and more demand-based operations.

Because our business model is based on long-term ownership of our properties, there has always been a strong incentive to keep them in optimal condition. Reduced energy use means saved resources, lower emissions, and improved financial performance. Our own building engineers and property managers play a key role in this. They know the technical systems in our buildings and fine-tune them daily.

Reduction of energy – a continual effort

To continuously reduce our energy use, we run a few smaller projects, such as adjusting ventilation schedules and installing energy-efficient lighting. We invest in energy-saving technologies with smarter control systems and are planning to install new, more efficient heating and ventilation systems, as well as solar panels on our roofs.

Current projects 

  • Since spring 2024, approximately 600 sqm of solar panels have been in operation at Femman in Gothenburg – our largest solar installation to date. It is expected to produce about 100,000 kWh annually, and we aim to gradually expand the installation.
  • In 2024, we installed a new fast-charging station at NK Parkaden, dedicated to Taxi Stockholm. In spring 2025, we expanded the number of chargers – we now have 16. 
  • In 2025/2026, a new cooling heat pump will be installed at NK Stockholm. The system will use a natural refrigerant with low greenhouse gas emissions and is expected to reduce energy consumption by 25% per year. 

Electric vehicles and charging stations

Today we offer more than 550 EV charging points in our public car parks, including Continentalgaraget and NK Parkaden in Stockholm, and our jointly owned garage in Nordstan, Gothenburg. At NK Parkering alone, approximately half of all parking spaces are equipped with EV chargers. In addition, we provide a number of chargers in our non-public garages, installed as requested by tenants. 

As electricity availability increases, we plan for more fast chargers that can help accelerate the electrification of inner-city transport. NK Parkaden features a fast-charging station with 16 chargers, exclusively dedicated to Taxi Stockholm. This facility makes daily operations easier for many taxi drivers, as they no longer need to leave the city to recharge their electric vehicles quickly. 

Energy use 

We measure and monitor our energy consumption continuously. Efficient use of energy is a crucial component in achieving more sustainable property management. That’s why we actively work to reduce our energy use through both operational optimisation and investments in energy-efficient technology. Since 2019, our energy consumption per square metre has decreased by 17 percent. 

All our electricity is 100% renewable origin-labelled electricity.

Energy strategy

We take a strategic and structured approach to energy efficiency. A dedicated energy group gathers expertise from across the organisation to drive joint projects, share knowledge, and develop working methods. Our goal is to reach a specific energy use of 70 kWh/Atemp across our portfolio by 2030. To achieve this, we have developed long-term action plans for each property. The operations team has also strengthened its internal knowledge exchange through the energy group and active collaboration with external partners such as BELOK.
